Tiffany Ng is a member of the Litigation and Real Estate Practice Groups at Buchalter’s San Francisco office. She focuses her practice on business and real estate litigation, as well as appellate advocacy. Ms. Ng has successfully defended clients before the California Courts of Appeal and the Ninth Circuit, preserving favorable trial court outcomes.

With a client base that includes property owners, real estate developers, landlords, lenders, and business owners, Ms. Ng also advises individuals and corporations in commercial real estate transactions. Her ability to navigate both litigation and transactional matters makes her a trusted advisor for complex real estate and business disputes.

Fluent in Mandarin Chinese and Cantonese and deeply familiar with Asian cultures, Ms. Ng frequently represents Asian American businesses, guiding them through the complexities of the U.S. legal system. Her cultural competency and ability to communicate nuanced legal concepts in her clients’ native languages add a distinct value to her practice.

In addition to her litigation and real estate work, Ms. Ng routinely serves as outside general counsel to Bay Area restaurants. She has successfully guided clients through a range of industry-specific challenges, including shareholder disputes, lease issues, ADA compliance, premises liability, employment disputes, construction issues, and intellectual property matters.

Recognized for her professional excellence, Ms. Ng has been named a Northern California “Rising Star” by Super Lawyers Magazine every year from 2019 to 2024.

Prior to becoming an attorney, Ms. Ng worked as a forensic accountant, giving her a unique perspective at the intersection of finance and law. She draws on this background to navigate complex commercial disputes with a keen understanding of business decision-making. In addition, Ms. Ng gained international experience at the Beijing Arbitration Commission and worked with clients in Japan and Taiwan. These opportunities provided her with valuable cross-border insights into legal systems, cultural nuances, and business practices in the global marketplace.

Ms. Ng also served as a judicial extern for the Honorable Joseph C. Spero of the U.S. District Court for the Northern District of California and was a graduate fellow with the California Department of Insurance.

Representative Litigation and Trial Experience

  • Obtained a significant trial victory for a 50% owner of a valuable mobile home park in a dispute involving alleged mismanagement, defeating approximately $6 million in claims after multi-year litigation and a two-week trial, and securing more than $2.2 million on the client’s cross-complaint
  • Secured a complete defense verdict after a multi-day bench trial involving wrongful foreclosure claims seeking multi-million-dollar damages, successfully undermining the opposing party’s credibility and evidentiary support following remand from the Court of Appeal
  • Obtained a defense judgment in a bench trial involving a commercial contract dispute, with the court awarding no damages to the opposing party after refusing to complete a transaction
  • Prevailed in a JAMS arbitration on behalf of a claimant in a complex partnership and fiduciary dispute, recovering more than $1.7 million in damages, including prejudgment interest, for underpayment of partnership distributions and breach of fiduciary duty, together with full recovery of attorneys’ fees and costs exceeding $700,000
  • Prevailed on multiple anti‑SLAPP motions defeating malicious prosecution claims
  • Secured numerous dismissals at the pleading and dispositive motion stages through demurrers and summary judgment
  • Resolved disputes through strategic settlement, including commercial, employment, and environmental matters, and regularly develops early-resolution strategies aligned with client objectives and risk tolerance

Ms. Ng represents clients in state and federal appellate courts, including the Ninth Circuit and California Courts of Appeal. She has prevailed for both appellants and respondents in commercial and real estate disputes, including in published decisions.

Ms. Ng has substantial experience handling commercial real estate transactions in San Francisco, Los Angeles, and Seattle. Her practice includes landlord and tenant representation, as well as buyer- and seller-side work involving office, retail, and industrial properties.

Representative matters include:

  • Seller-side representations, including:
    • $9 million sale of industrial property in Los Angeles
    • $5 million sale of commercial office property in San Francisco
  • Buyer-side representations, including:
    • $8.85 million acquisition of office building in San Francisco
  • Tenant representations in leasing transactions, including:
    • More than 100,000 square feet commercial office leases in San Francisco
    • More than 10,000 square feet industrial lease in Seattle
  • Landlord representations in Seattle leasing transactions, including:
    • Office leases ranging from 4,000 to 34,000 square feet
    • Retail leases ranging from 1,000 to 3,000 square feet

In connection with these matters, Ms. Ng drafts and negotiates related commercial agreements, including storage license agreements, professional services and vendor agreements, event space agreements, tenant improvement agreements, and construction agreements.
